Every home site is unique — that’s why our plans are designed with different foundation options to suit your location, soil type, and lifestyle. Explore our collections below to find the perfect fit for your build.

Built for Strength, Style, and Scenic Views

Our piling home plans are designed for durability and beauty in areas where elevated construction is essential — perfect for coastal, lakefront, or flood-prone properties. These raised designs not only meet FEMA and local building code requirements, but they also maximize your view, airflow, and outdoor living space.

Timeless Foundations for Everyday Living

Our slab and crawl space home plans are crafted for stability, efficiency, and comfort — perfect for suburban, rural, and inland properties. These designs feature strong, conventional foundations that suit many soil conditions and lot types while keeping your home close to the ground for easy access and a natural aesthetic.

Why Choose Coastal Carolina Designs?

Building your dream home starts with confidence—and confidence starts with a plan you can trust. At Carolina Coastal Designs, we deliver clear, build-ready PDF plan sets that help homeowners and builders move from vision to construction with fewer questions and a smoother build experience.

Meet Glenn Willis

Founder and lead designer Glenn Willis leads Carolina Coastal Designs, Inc., established and incorporated in January 1997. With a technical background in mechanical engineering and deep expertise in AutoCAD, Glenn designs homes that balance timeless curb appeal with real-world livability.

His process starts with advanced 3D design, helping clients clearly visualize the home before construction and creating plans that are accurate, detailed, and builder-friendly. Inspired by coastal living, Glenn also designs with practical considerations in mind—like wind exposure, flood zones, and durability—so each home is as functional as it is beautiful, whether it’s built in the Carolinas or beyond.

Proven, Buildable Plans

Our plans are known for being accurate, complete, and contractor-friendly, helping reduce confusion in the field and supporting a more efficient build.

Complete Construction Document Sets

Each plan includes a professional plan set with the documentation builders need—floor plans, elevations, foundation plans, framing/roof plans, schedules, details, and standard notes (contents may vary by plan).

Not Just for the Carolinas

We prioritize smart functionality, effortless circulation, and strong curb appeal, with layouts that maximize views and support indoor–outdoor living. Many coastal designs incorporate reverse living and often include elevators for full-home accessibility.

3D-First Design Process

Every plan begins with a comprehensive 3D design process, ensuring better accuracy, stronger visualization, and thoughtful attention to detail.

De-Engineered for Sale

Our plan sets are de-engineered for resale, meaning they are provided as a standardized plan package intended to be reviewed and adapted by local licensed professionals as required.

Code-Conscious Design

Plans are created with applicable state/local requirements, the International Building Code, and FEMA/CAMA considerations in mind where required—while recognizing that local jurisdictions may require additional review or engineering.

Important Note: Plans Sold As-Is

All plans sold through CCDINC are provided as-is. We do not offer modifications, revisions, or custom plan changes for plans purchased on the website. If changes are needed for your lot, preferences, or local requirements, you are welcome to work with your local builder, architect, or engineer to make adjustments as needed.
