Building Codes & Structural Engineering

All house plans offered by Coastal Carolina Designs, Inc. are created in accordance with the International Residential Code (IRC) in effect at the time the plans were drawn, as well as the local building codes applicable to the designer’s or architect’s location.

Please note that building code requirements vary by state, county, and municipality. In addition, your specific lot conditions—such as soil type, elevation, flood zone, or wind exposure—may require modifications to the original plan. Your builder and local structural engineer are responsible for reviewing and adapting the plans as needed to ensure full compliance with your jurisdiction’s building and permitting requirements.

For projects located in coastal or high-wind areas, most local authorities will require a licensed structural engineer to review, modify (if necessary), and stamp the plans before permit approval. It is the purchaser’s responsibility to confirm and adhere to all applicable codes, regulations, and site-specific requirements prior to construction.

In the event that any liability is imposed on Coastal Carolina Designs, Inc., our total liability—whether to you or any third party—shall not exceed the purchase price paid for the house plan.
